- Residential use only: Each lot may have only one detached single-family dwelling (max 2.5 stories), a two-car garage, and appurtenant outbuildings. No business, trade, or occupation is allowed on any lot.
- Minimum house size: Every single-family residence must have at least 1,200 square feet of enclosed dwelling area, excluding porches, steps, walks, breezeways, carports, and garages.
- Setbacks: Minimum setbacks follow Wilmington City code, but the developer may require more. Suggested setbacks: 30 ft from front lot line, 10 ft from side street line, 10% of lot width per side yard, and 25 ft from rear lot line.
- Architectural review: No building, fence, wall, or other structure may be erected or altered, and no grading or landscaping changes may be made, until plans are approved in writing by the Declarant (developer). The Declarant may refuse approval for any reason, including aesthetic or environmental grounds.
- Pets and animals: No livestock or poultry. Dogs, cats, or other household pets are allowed but not for commercial purposes. Dogs must be kept in a fenced area or leashed when outside.
- Vehicles and storage: No inoperative junk cars, large trucks, or buses may be stored on lots. Recreational vehicles are allowed but must be concealed from public view and adjacent lots. No exposed fuel tanks; they must be inside the dwelling, an accessory building, a screened area, or buried.
- Fences and sight lines: No fence may be erected nearer than the back side of the residence. Fences, walls, or hedges cannot exceed 8 ft in height. No chain-link or hurricane fence is allowed if visible from the front of the house. On corner lots, no obstruction of sight lines is permitted.
- Garbage and debris: No lot may be used as a dumping ground for rubbish, trash, or garbage. Each owner must provide screened receptacles not generally visible from the street or other lots.
