- Minimum home size: Each dwelling must have at least 1,800 square feet of heated floor space (excluding porches, garages, etc.) and at least 1,000 square feet on the first level for multi-story homes.
- Architectural review: All exterior construction, changes, or additions (including fences, landscaping, color changes) require prior written approval from the developer or an architectural committee. Plans are deemed approved if not acted on within 30 days of complete submission.
- Pets: Only dogs, cats, or other small household pets are allowed, in reasonable numbers, subject to association rules.
- Parking & vehicles: No parking on streets or accessways. Trucks over one-ton capacity, boats, campers, and recreational vehicles must be stored in an enclosed garage and not visible from other lots or streets. No junk or inoperable vehicles allowed.
- Leasing & rentals: Leases are permitted, but the document does not specify a minimum lease term. Tenants must comply with all covenants.
- Assessments & fees: The association levies annual general assessments and may levy special assessments with two-thirds member vote. Unpaid assessments become a lien on the lot and a personal obligation of the owner.
