- Architectural review: No structure may be erected, altered, or placed without prior written approval of the Declarant (or its assignee). Approval may be based on aesthetic or environmental grounds. Minimum dwelling sizes vary by lot: 2000 sq ft for lots 1–48 and 98–122, 1600 sq ft (with 10% variance) for lots 49–97, and 1800 sq ft (with 10% variance) for lots 123–153. All dwellings must have a two-car garage. Construction must be completed within 12 months.
- Landscaping & trees: No tree over 5 inches in diameter (measured 1 ft above ground) may be removed without written approval. Front yards must have sod and an irrigation system installed, with landscaping completed within 3 months of construction completion.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 10% per year without member vote; higher increases require a 2/3 vote. Special assessments for capital improvements require a 2/3 vote. A one-time working capital fee of $100 per lot is due at each conveyance. Assessments are collected quarterly and are a lien on the lot if unpaid.
