Vineyard Plantation is a planned community of single-family homes in Wilmington, NC, governed by a homeowners association (HOA). The rules apply to all lot owners, who automatically become members of the Vineyard Plantation Homeowners Association, Inc.
- What you own & maintain: You own your lot and the home on it. The association owns and maintains the Common Area (open spaces, recreational facilities, private streets, stormwater systems, and shared utility lines). Lot owners with Common Area easements on their property must maintain that area, but the association can step in and charge the owner if they fail to do so.
- Leasing & rentals: Leases must be for at least six months and in writing, and must include a clause requiring the tenant to follow the HOA's declaration and rules. Owners must provide the association with a copy of any lease. If an owner does not live in the home, their voting weight on association matters is capped at 49%.
- Assessments & fees: Annual assessments are levied per lot.
