- What you own & maintain: You own the interior of your unit (excluding subflooring, behind walls/ceilings, and utility lines until they enter the unit). You must maintain interior surfaces, HVAC, appliances, doors, windows, and screens. The association maintains common property and limited common areas like patios and breezeways (except those you maintain exclusively).
- Leasing & rentals: Leases must be in writing for at least 180 days. No transient or hotel use. Leases must state they are subject to the declaration and bylaws; lessee noncompliance is a lease default. Corporate owners must designate occupants in writing.
- Occupancy limits: No more than 3 persons in a two-bedroom unit, 4 in a three-bedroom unit, except for families living together. The board has discretion.
- Pets: The board regulates the type, size, and number of domestic animals.
- Architectural review: No structural modifications or exterior alterations (including painting, window treatments, antennas, fences, or landscaping) without written board approval. Plans must be submitted; the board may require the owner to bear maintenance and insurance costs for approved changes.
