- What you own & maintain: You own your lot and the residence on it. The association owns and maintains common elements like private alleys, roads, entry walls, open spaces, and stormwater systems. All lot owners share the cost of maintaining private roads, even if their lot is on a public road.
- Assessments & fees: Annual assessments started at a maximum of $1,200 per lot in 2007. The board can increase them up to 20% per year without a vote; larger increases require a 2/3 vote of each membership class. A special refurbishment assessment up to $200 per lot and a special capital assessment up to $1,000 per lot can be levied in emergencies unless 90% of members reject them. - Pets: Only dogs, cats, pet birds, or other household pets are allowed. No animals, birds, livestock, or poultry of any kind may be kept.
