The Lakes at Brunswick Plantation Duplexes is a townhome community in Bolivia, NC, governed by a homeowners' association (HOA). Each owner owns a lot with a townhome, shares party walls with neighbors, and has rights to common elements like lakes and open spaces. The community is part of the larger Brunswick Plantation master community, which has its own master association and rules that take precedence.
- What you own & maintain: You own your lot and townhome. The HOA maintains common elements (e.g., lakes, open spaces, streets) and limited common elements (e.g., driveways, utility lines serving your unit). You are responsible for maintaining your lot and the bank of any adjacent lake.
- Leasing & rentals: Leases must be for at least one year, and you cannot lease less than the entire dwelling. Timesharing or interval ownership is prohibited. A copy of the lease must be provided to the HOA within 10 days. The owner remains responsible for tenant compliance with all rules.
- Pets: Only common household pets (dogs, cats) are allowed. Dogs must be leashed when outside the unit and limited common elements. Pets that are a nuisance or endanger health must be removed upon HOA request. No commercial breeding or kennels without HOA approval.
- Parking & vehicles: No parking of commercial vehicles, boats, trailers, RVs, or oversized vehicles (over 19 feet long, over 7,000 lbs, or more than 2 axles). Street parking is limited to 24 hours within a 2-day period. No parking on lawns. Vehicle repairs are only allowed inside garages or for emergencies. Violators may be towed and fined.
- Architectural review: An Architectural Review Committee (ARC) must approve any exterior changes, including landscaping, fences, walls, signs, and other improvements. No permanent structures are allowed in drainage or utility easements without approval.
- Signs & displays: Political signs are allowed only from 45 days before an election to 7 days after, max one sign per lot, no larger than 24x24 inches. One 'For Sale' or 'For Rent' sign is allowed, max 6 square feet, in compliance with HOA template. Other signs and displays are subject to HOA rules.
- Assessments & fees: All lot owners pay regular assessments for common expenses and may be subject to special assessments for capital improvements or operating deficits. Assessments are a lien on the lot. A one-time capital contribution of $500 is due at initial sale from the builder to a non-builder owner.
- Prohibited activities: No business activity that generates client visits or significant traffic is allowed (home offices without clients are okay). No nuisances, noxious activities, firearms or fireworks discharge, mining/drilling, or private wells. Garbage must be screened and stored in enclosed containers; no clotheslines.
