New owners pay a one-time working capital fee equal to three months' assessment. Assessments are personal debts and secured by a lien on the building site.
- Maintenance responsibilities: Owners must maintain their building sites and improvements in safe, clean condition. The Association maintains common areas (parks, pools, trails, etc.). If an owner fails to maintain, the Association may perform the work and charge the owner.
- Sub-associations: Declarant may create sub-associations for specific portions of the development, which can have their own declarations and development standards (at least as restrictive as the master). Owners in those areas automatically become members of both the master and sub-association.
- What this document doesn't cover: This master declaration does not contain specific rules for individual homeowners (e.g., pet limits, lease terms, parking for residents).
