- What you own & maintain: You own your townhouse lot and interior. The HOA maintains common areas (roads, parking, landscaping) and provides exterior maintenance of roofs, gutters, siding, decks, and driveways (excluding glass).
- Assessments & fees: Annual assessments are set by the board and ratified by members. Special assessments require member approval. Unpaid assessments become a lien and accrue 18% interest plus late fees. The developer is exempt from assessments but must cover any operating deficit until it opts out.
- Party walls: Walls between units are party walls. Repair costs are shared proportionally by the owners who use the wall. Disputes go to arbitration.
