- Land use & dwelling size: Lots are for single-family residential use only. No business or commercial activity is allowed. Each dwelling must have at least 1,280 heated square feet.
- Architectural control: All improvements, alterations, and landscaping must be approved by the Association before construction. Replacement of existing fixtures with identical or most similar commercially available items does not require approval.
- Parking & vehicles: Boats, trailers, buses, commercial vehicles, campers, motor homes, RVs, and trucks larger than half-ton pickup may not be parked on a lot visible from the street for more than 24 hours. Inoperative or unlicensed vehicles also cannot be parked visible for more than 24 hours. Parking in a garage with the door closed is allowed.
- Pets & animals: No livestock or poultry. Dogs, cats, or other household pets are allowed if not kept for commercial purposes and in compliance with all laws.
- Fences, signs & storage: Fences and walls require prior written approval. No billboards, posters, or signs (including for-sale or for-rent signs) are allowed except a name and address sign. Propane tanks must be buried or shielded; garbage cans must be stored in the garage or shielded from street view. Outdoor clotheslines are prohibited unless screened from view.
- Assessments & fees: General assessments are levied equally on all lots. Special assessments require majority owner approval. Specific assessments may be levied against a particular lot. Delinquent assessments bear interest and late fees, and the Association may file a lien and foreclose.
- Common area & maintenance: The Association maintains common areas including private roads, ponds, playground, and entrance area. Lot owners must maintain their lots in a sightly condition, free of debris and weeds. Improvements damaged by casualty must be restored or debris removed within three months.
