- What you own & maintain: You own your lot and any improvements on it. You must maintain your lot in a neat condition, free of unsightly undergrowth and debris. The association maintains common areas including roadways, bulkheads, and the boardwalk area.
- Architectural review: All exterior improvements require prior written approval from the Architectural Control Committee (ACC). Construction must be completed within one year. Fines of $100/day apply for starting without approval.
- Land use & buildings: Lots are for single-family residential use only. No mobile homes, manufactured homes, or previously constructed homes are allowed. Only one outbuilding per lot, and no above-ground pools. No subdivision of lots, but contiguous lots may be combined with approval.
- Pets: Household pets like cats and dogs are allowed but not for commercial breeding. No swine, livestock, or poultry.
- Parking & vehicles: No on-street parking except as allowed by the association. Each lot must provide off-street parking for at least two vehicles. Boats, trailers, and RVs may be parked off-street for no more than 5 days. No junk or inoperable vehicles.
