Seaside Townhomes is a townhome community in Bolivia, NC, governed by a homeowners association (HOA). Each owner holds fee simple title to their unit and shares ownership of common areas. The declaration binds all owners, their heirs, successors, and assigns.
- What you own & maintain: You own your townhome unit and the land it sits on. The association maintains common areas, driveways, unit exteriors, and roofs. Owners are responsible for their unit's interior and must maintain insurance on their unit.
- Assessments & fees: Annual assessments fund maintenance of common areas, exteriors, and roofs. Special assessments for capital improvements require approval by three-fourths of unit owners. Assessments are uniform per unit and due January 1, with interest at 10% per annum if unpaid after 30 days.
