Crown Creek is a single-family home subdivision in Bolivia, NC, governed by a homeowners association (HOA). All lot owners are automatically members of the Crown Creek Property Owners Association, which maintains common areas like streets, a pier, and drainage areas. This document is an amendment to the original covenants, so some rules may be found in earlier recorded documents.
- What you own & maintain: You own your lot and the home on it. You must maintain the lot and structures in a neat condition; the association can step in and charge you if you don't. Common areas (streets, pier, walkways, drainage areas) are owned and maintained by the association.
- Architectural review: Any exterior change—building, fence, landscaping, paint color—requires prior written approval from the Architectural Review Board. Plans must be submitted; if not approved or disapproved within 30 days, they are deemed approved. The board can deny based on aesthetics alone.
- Residential use & building rules: Lots are for single-family homes only. No mobile homes, log homes, modular homes, or prefabricated homes. Minimum heated living area is 1,500 square feet (1,000 on first floor). Setbacks: 25 ft front, 5 ft sides, 9–10 ft rear. Roof height max 35 ft. Construction must be substantially completed within 6–12 months.
- Leasing & rentals: Homes may be rented on a long-term or yearly basis, but no lot may be sold solely as rental property. No time-sharing is allowed.
- Pets: Only usual household pets are allowed; no livestock. Pets must be leashed or fenced when outdoors. No breeding or commercial pet operations. Pets causing noise or odor objectionable to neighbors are not allowed.
- Parking & vehicles: Off-street parking for at least two cars is required. No parking on streets or common areas permanently. No travel trailers, campers, boats, or commercial vehicles may be stored on lots unless in a garage or screened from view. No junk or unregistered vehicles. No dirt bikes or non-street-legal vehicles on subdivision streets.
- Assessments & fees: Annual dues and special assessments are levied per lot. Annual dues can increase up to 60% over the previous year without a membership vote; larger increases require 51% member approval. Unpaid assessments accrue interest at 18% per annum and become a lien on the property.
- Signs & satellite dishes: Signs are limited: one temporary 'for sale' sign (max 16 sq ft) during sale/construction, address numerals up to 6 inches, and one owner 'for sale' sign (max 2x3 ft) placed at least 10 ft from front property line. Satellite dishes are restricted to 30 inches in size.
