Campbell's Ridge is a planned community of single-family homes in Bolivia, NC, governed by a homeowners association (HOA). This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lots and owners. It covers what you can and cannot do with your property, HOA assessments, architectural rules, and use restrictions.
- What you own & maintain: You own your lot and the dwelling on it. You must maintain your lot and home in good condition, including keeping grass under 6 inches. The HOA maintains common areas (e.g., recreation areas, stormwater systems) and carries insurance on them.
- Architectural review: Any exterior change—including fences, sheds, paint, landscaping, or antennas—must be approved in writing by the Declarant (builder) or later by the HOA's Architectural Review Committee. Plans must be submitted; if no response within 60 days, approval is deemed given.
- Leasing & rentals: You may lease your home, but leases must be for at least 6 months. A written lease must be provided to the HOA before the tenant moves in, and the lease must include a clause requiring the tenant to follow HOA rules.
- Pets: Household pets (cats, dogs) are allowed but must be kept inside, not bred commercially, and not become a nuisance. Pets must be leashed outside, and owners must clean up droppings. The HOA can expel animals for repeated violations or excessive barking.
- Parking & vehicles: Commercial trucks, inoperable vehicles, unlicensed vehicles, RVs, boats, and trailers cannot be parked on your lot unless inside a garage or behind an approved fence. No vehicle may be parked for more than 10 hours or overnight if visible. Car covers are not allowed outside garages.
- Signs: No signs are allowed without HOA approval, except one political sign (max 24x24 inches) per lot, which can be displayed 45 days before an election and must be removed within 7 days after.
- Assessments & fees: All lot owners pay annual assessments set by the HOA board and ratified by owners. Special assessments may also be levied. Unpaid assessments become a lien on the lot and accrue interest at 18% per year. A one-time initial capital contribution of 1/4 of the annual assessment is due at closing.
- Business use: Home businesses are allowed only if not visible or detectable from outside, no customer visits, and consistent with residential character. Garage sales and commercial activities are prohibited.
