Bishops Ridge Townhomes is a planned community of townhomes in Bolivia, NC, governed by a homeowners' association (HOA). The HOA maintains common areas, exterior townhome elements (like roofs and siding), and lawn care for townhome lots. Owners own their lot and home but share responsibility for community upkeep through assessments.
- What you own & maintain: You own your lot and the home on it. The HOA maintains common elements, exterior townhome elements (siding, roofs, gutters, downspouts), and lawn elements (mowing, edging, shrub care) for townhome lots. You are responsible for interior maintenance, HVAC, windows, doors, glass, and any landscaping you add.
- Assessments & fees: All lots pay General Assessments for common expenses. Townhome lots also pay Townhome Assessments for exterior and lawn maintenance. A one-time Working Capital Assessment of $500 is due upon purchase. Special Assessments over $500 require a 2/3 vote of affected owners. Assessments are due within 30 days; late payments accrue interest and may lead to liens.
- Architectural review: Any exterior changes (structures, painting, landscaping) must be approved by the Architectural Control Committee (ACC). The ACC has 45 days to respond; if no response, approval is deemed given. The ACC can deny based on aesthetic or environmental grounds.
- Use restrictions: Lots are for single-family residential use only. No noxious activities, temporary structures as residences, or commercial pet breeding. ATVs, boats, campers, and inoperable vehicles must not be visible from the street. No clotheslines. Fences require ACC approval.
- Pets: Domestic dogs and cats are allowed but must be leashed, not a nuisance, and cleaned up after. No commercial breeding. The HOA may adopt additional pet rules.
- Leasing & rentals: Leasing is allowed but the Board may set limits and guidelines. No time-sharing or short-term rentals are permitted.
- Signs & flags: Political signs are allowed 45 days before an election and up to 7 days after, with a maximum size of 24"x24". The American or North Carolina flag may be flown on a pole attached to the home (max 4'x6', pole no longer than 5'6"). Other signs require Board approval.
- Developer rights: The developer (Declarant) retains significant control until at least 2032 or until all lots are sold. The developer can amend the declaration, annex additional property, and appoint the Board and ACC during this period.
