- Allowed uses: All tracts must be used solely for residential purposes. Only one detached single-family dwelling per tract, plus customary accessory structures. No wholesale or retail outlets.
- Building setbacks & size: Buildings must be at least 30 feet from McQuillan Drive, 10 feet from side lot lines, and 25 feet from rear lot lines. Minimum heated area for a residential building is 1,000 square feet.
- Mobile homes & temporary residences: Mobile homes must be at least 12 feet wide, 48 feet long (576 sq ft), and no more than 5 years old at placement unless approved. Temporary residences and self-contained RVs may stay no more than 182 days per 12-month period.
- Pets & animals: Only normal household pets are allowed; no livestock or fowl. Pets must be contained within the owner's tract.
- Property maintenance & nuisances: Owners must keep buildings and grounds clean and free of junk, debris, and unlicensed vehicles. No offensive or noxious activities that cause annoyance or nuisance.
- Easements: A 15-foot utility and drainage easement is reserved along the front lot line adjacent to McQuillan Drive, and 10-foot easements along side and rear lines. Wetland areas on Tracts 12 and 13 are subject to Clean Water Act permit requirements.
- Duration & amendment: These restrictions last 20 years from August 1986, then automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
