Shearin Bills Subdivision is a single-family home community in Wilmington, NC. These restrictions apply to all lot owners and govern what you can build, how you can use your property, and what activities are allowed.
- Residential use only: All lots are for single-family detached dwellings only. No business, trade, or professional offices are allowed, including doctor's offices, fraternity houses, rooming houses, boarding houses, antique shops, or gift shops.
- Building size & setbacks: Dwellings must be at least 950 square feet of heated floor area (excluding garages, carports, and porches), no more than 2.5 stories. Front setback: 30 feet; side setback: 10% of lot width; rear setback: 25 feet. Corner lots use the shorter street line as front.
- Outbuildings & fences: No unattached garages. Outbuildings, playhouses, and dog houses must be at least 50 feet from front lot line, 10% of lot width from side line, and 10 feet from rear line. Fences cannot exceed 48 inches in height and cannot be placed nearer the street than the front of the house.
- Easements & drainage: Utility and drainage easements exist as shown on the plat and over the rear 10 feet of each lot. No structures, plantings, or materials that interfere with utilities or drainage are allowed. Fences must be at least 10 feet from the rear lot line. Lot owners maintain the easement area.
- Nuisance & prohibited activities: No noxious or offensive trade or activity. No storage of trade materials, inventories, trucks, tractors, or inoperable automobiles. No commercial dog kennels. Household pets are allowed but not for commercial purposes.
- Temporary structures & mobile homes: No trailer, mobile home, basement, tent, shack, garage, barn, or other outbuilding may be used as a residence. No temporary structures as residences.
- Signs: Only one sign of up to 5 square feet advertising the property for sale or rent is allowed, plus builder signs during construction and sales.
- Architectural review: Building designs must be approved by the original developers or a committee they appoint.
