REEFS, Phase I is a six-unit, three-story condominium building in Carolina Beach, NC. You own your unit's interior surfaces and share ownership of common elements like stairwells, parking areas, and land. The association maintains common areas and carries master insurance.
- What you own & maintain: You own the inner finished surfaces of walls, floors, and ceilings, plus interior partitions. Pipes, wires, and utility lines serving more than one unit are common elements. Balconies, decks, or patios are reserved for the unit they're attached to.
- Leasing & rentals: No minimum lease term is stated in this declaration. However, the developer may rent unsold units on any basis. All occupants must follow the declaration, bylaws, and rules.
