Watts Landing is a single-family home subdivision in Wilmington, NC, governed by restrictive covenants that run with the land. These rules apply to all lot owners and residents, covering residential use, construction standards, property maintenance, and vehicle/pet restrictions.
- Residential use only: Lots may be used only for residential purposes. No commercial trade or activity is allowed on any lot.
- Minimum lot & home size: Each lot must be at least 15,000 square feet. Dwellings must be at least 750 square feet (excluding porches, garages, carports) and can be site-built, modular, or manufactured homes.
- Construction & exterior standards: Dwellings must have vinyl lap siding, asphalt shingle roof, and a front entry deck with steps and lattice skirting (minimum 6'x8' front, 6'x6' side/rear). Brick underpinning/skirting is required. Outbuildings must match the home's siding and roof, with size between 4'x4'x4' and 10'x12'x8'.
- Fencing & landscaping: No front yard fencing. Backyard chain link or privacy fences allowed up to 6 feet high, subject to developer approval. Yards must be kept neat and tidy; no unsightly debris or litter.
- Vehicles & parking: No unlicensed, inoperable, or uninspected vehicles. No mechanical work in front/side yards or street. Boats, RVs, and similar vehicles must not be visible from the street. Semi-trucks and commercial vehicles are prohibited.
- Pets: Only household pets allowed, not for commercial breeding. Pets must be kept inside, in an approved fenced area, or on a leash.
- Signs & satellite dishes: Only 'For Sale' or 'For Rent' signs are allowed, not exceeding 4 square feet. Satellite dishes must be behind the dwelling and out of street view, and no larger than 36 inches in diameter.
- What this document doesn't cover: This document does not establish a homeowners' association, set regular assessments, or include architectural review committee procedures beyond developer approval for certain items.
