What King's Grant's governing documents say
King's Grant is a single-family home subdivision in Wilmington, NC. These restrictions apply to all lot owners and govern what you can build, how you can use your property, and basic maintenance standards.
- Residential use only: All lots are for single-family detached dwellings only. No business, trade, professional office, fraternity, rooming house, or commercial kennel is allowed. No trailer, mobile home, tent, or temporary structure may be used as a residence.
- Building size & setbacks: Minimum ground floor area: 1,200 sq ft for one-story, 1,100 sq ft for one-and-a-half story (with at least 250 sq ft finished second floor), and 750 sq ft first floor / 600 sq ft second floor for two-story. Front setback: 50 ft; side: 10 ft (one-story) or 15 ft (two-story); rear: 25 ft. Corner lots have additional restrictions. Lots 92-95 have reduced setbacks.
- Fences & outbuildings: Fences cannot exceed 48 inches in height and must be behind the front of the house. No unattached garages; other outbuildings must be at least 100 ft from the front lot line and 10 ft from side and rear lines. No fence within 10 ft of the rear lot line.
- Pets & animals: Only household pets are allowed; no commercial dog kennels.
- Signs: Only one sign of up to 5 sq ft advertising the property for sale or rent is allowed, plus builder signs during construction.
- Utilities & drainage: Lot owners must use King's Grant Water Company for household water. A separate irrigation system requires written approval. Drainage and utility easements are reserved; no structures or plantings that interfere with them are allowed.
- Duration & enforcement: These covenants run with the land and were originally set to expire January 1, 1992, but automatically renew for successive 10-year periods unless a majority of lot owners vote to change them. Any lot owner can enforce them through legal action.
