Indian Wells at Gordon Woods, Section 1 is a single-family home subdivision in Wilmington, NC, governed by restrictive covenants that run with the land. These rules apply to homeowners and residents, covering lot use, building standards, maintenance, and neighborhood appearance.
- Lot use & building type: Lots are for single-family residential use only. Each lot may have one detached single-family dwelling (max 2.5 stories) and a private garage (max 1 story, no living quarters). No temporary structures, trailers, mobile homes, or garage apartments are allowed.
- Minimum house size: Dwellings must have at least 1,000 square feet of heated space (excluding porches, garages, carports), measured from exterior walls.
- Setbacks & spacing: Buildings must be at least 20 feet from the front lot line, 10 feet from side street lines, and 5 feet from side lot lines. Dwellings on adjacent lots must be at least 20 feet apart.
- Architectural review: All building designs (including storage buildings, garages, additions) must be approved by the Developer. The Developer has 10 days to respond; if no response, approval is not required, but the design must harmonize with existing structures.
- Exterior materials & appearance: Dwellings must be wood, brick, brick veneer, vinyl siding, composition board, or other approved synthetic materials. Exterior structures must match the main dwelling's materials, color, and general appearance.
- Fences: Fences cannot exceed 6 feet in height and must not extend past the front setback line. All fences must be of the same material and height, approved by the Developer. Corner lots must have a fenced rear area at least 20x20 feet for storing lawnmowers, bicycles, toys, grills, etc.
- Parking & vehicles: No more than 2 motor vehicles per home, both in good running order. Boats, RVs, semi-trucks, and similar vehicles cannot be parked in front or side yards or on the street; they must be parked in the back yard. No mechanical work on vehicles in front or side yards or the street.
- Pets: Only household pets are allowed, not bred or kept for commercial purposes. Pets must be kept inside, in an approved fenced area, or on a leash.
