The association maintains common areas and carries master insurance, funded by equal per-unit assessments. Units are restricted to office/commercial use; no residential use is permitted.
- What you own & maintain: You own the interior of your unit (including interior partitions, HVAC, and utility connections serving your unit). The association maintains all common elements, but you are responsible for maintaining your unit and certain limited common elements (e.g., rear driveway, walkway, HVAC unit, exterior doors/windows).
- Use restrictions: Each unit is restricted to office use or any commercial/industrial activity allowed by zoning. No automobile, truck, boat, or industrial equipment repair is permitted on any unit. No outside storage is allowed on common or limited common areas, except that licensed vehicles used in a trade or business may park overnight in designated parking areas.
- Leasing & rentals: Units may be leased or rented subject to association rules. All leases must include a provision that the tenant attorns to the association as landlord for enforcement of condominium documents. Time-sharing plans are prohibited.
- Alterations & improvements: No structural additions, alterations, or improvements may be made without prior written approval of the executive board.
