The Lakes at Johnson Farms is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). All lot owners are automatically members of the association and must comply with rules on architecture, land use, and assessments.
- What you own & maintain: You own your lot and the house on it. The association maintains common areas, streets (until accepted by the government), utility and drainage lines outside lots, and the stormwater management system.
- Architectural review: All exterior construction, alterations, and additions must be approved in writing by the developer or later the architectural committee. Minimum house size: 1,000 sq ft (one-story) or 1,200 sq ft (two-story). No mobile or modular homes. Exterior must be completed within 12 months.
- Use restrictions: Lots are for single-family dwellings only. No business activities, no temporary structures, no recreational vehicles (boats, campers, trailers) without consent. No inoperable or unregistered vehicles. No outside antennas without permission.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. Pets must be leashed and not allowed to run free.
- Assessments & fees: Annual assessments are set by the board and can increase up to 5% per year without a vote, or higher with 2/3 member vote. Initial maximum was $900 per lot.
