This document is the master declaration of covenants, conditions, and restrictions (CC&Rs) for Tidal Walk, Phase 1, which includes single-family homes and townhomes. It binds all property owners and residents to rules about land use, assessments, maintenance, and architectural standards.
- What you own & maintain: You own your lot and dwelling (home or townhome unit). The association maintains common areas (private streets, ponds, pools, landscaping, etc.) and, for townhome units, exterior structural elements like roofs and exterior walls (excluding glass, doors, and HVAC). - Stormwater & environmental rules: Each lot has a maximum impervious surface area (e.g., 2,200–5,000 sq ft per lot). No filling or piping of vegetative conveyances; a 30-foot vegetated buffer must be maintained near surface waters. Roof drains must terminate at least 30 feet from high water mark.
