The rules apply to all lot owners and occupants, covering residential use, architectural controls, maintenance responsibilities, and association assessments.
- Lot use & residential only: All lots must be used for residential purposes only; no business, manufacturing, commercial, or professional use is allowed. The developer may convert lots to roadways or build multi-family housing.
- Architectural review & building design: All building designs, construction materials, exterior colors, and site locations must be approved in writing by the developer (or later the association). Approval is deemed given if not acted on within 10 days of a written request.
- Maintenance of lot & exterior: Owners must keep their lot neat and tidy, free of debris. The association maintains front, side, and backyard areas not fenced in, and pressure washes exteriors annually. Owners are responsible for roof repair/replacement (jointly if shared roof).
- Parking & vehicles: Vehicles must be parked in driveways only; no parking on lawns, roadways, or common areas. Maximum 3 vehicles per residence without written approval. No inoperable vehicles, tractor-trailers, or vehicles without current registration/inspection/license/insurance. Vehicle repairs must be completed in one day. Boats, RVs, and trailers must be parked in the backyard out of street view.
- Pets: No livestock or poultry. Up to 4 household pets per lot. Pets must be confined within a fenced area or inside the house, and leashed when outside the fenced area. Owners must clean up pet debris; costs for removal may be assessed as a special assessment.
