This is a declaration for the Shoreline at Channel Walk Boatowners Association, a boat-slip membership community in Wilmington, NC. It governs the use of boat slips and common dock facilities, not the townhouse units themselves. The rules bind members who own a membership (tied to townhouse ownership or lot ownership in Channel Walk).
- Membership & boat slip rights: There are 24 Class A memberships (one per townhouse) and Class B memberships for additional slips. Each membership gets an assigned boat slip with exclusive use, subject to association rules. Memberships transfer only with the townhouse (Class A) or to eligible owners (Class B).
- Assessments & fees: The board sets annual and special assessments for common expenses, including dock maintenance, insurance, and dredging. Assessments are a lien on the membership and a personal obligation of the owner. Nonpayment leads to interest (6% per annum) and potential foreclosure.
