Each owner owns a lot with a single-family townhouse, and the association maintains common areas and exterior building surfaces. This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that bind all owners, tenants, and occupants.
- What you own & maintain: You own your lot and townhouse. The association maintains common areas and provides exterior maintenance (roofs, gutters, exterior surfaces, decks, trees, shrubs, walks) but not glass surfaces. If damage is caused by your willful or negligent act, the repair cost is added to your assessment.
- Assessments & fees: Annual assessments start after a certificate of occupancy is issued. The initial maximum annual assessment was $480 per lot, adjustable up to $540 without a vote, and can increase up to 5% per year without membership approval. Special assessments for capital improvements require a 3/4 vote of members. Assessments are a lien on the lot and a personal obligation of the owner.
- Architectural review: No building, fence, wall, or exterior alteration may be made without written approval from the board or an architectural committee. Plans must be submitted; if not approved or disapproved within 30 days, approval is deemed given.
- Use restrictions: Lots are for residential use only, with one single-family townhouse up to 2.5 stories. No temporary structures, trailers, or recreational vehicles (boats, campers, mobile homes) may be used as residences or kept on lots without association consent. No noxious or offensive activities are allowed.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. They must be leashed and not allowed to run free.
- Party walls: Walls on lot dividing lines are party walls. Repair and maintenance costs are shared proportionally by the owners who use the wall. Disputes are resolved by arbitration.
- Vehicles & parking: Boats, campers, trailers, motor or mobile homes, and similar vehicles may not remain on any lot without association consent.
- Window coverings & exterior lights: Drapes and curtains visible from outside must have white or neutral backgrounds. Exterior light bulbs must be clear, white, or non-frost.
