It establishes the HOA, defines property rights, sets up assessments, and includes architectural control rules.
- What you own & maintain: You own your lot and any dwelling on it. The HOA owns and maintains the common areas (open spaces, recreation facilities, private streets, stormwater systems). You must maintain your lot and dwelling, and the HOA can enter your lot for emergencies or remedial maintenance.
