Avalon Oaks is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). The rules apply to all lot owners and their tenants, covering property use, maintenance, and assessments.
- What you own & maintain: You own your lot and home; you are responsible for exterior maintenance, landscaping, and keeping the property neat. The HOA maintains common elements like private streets, the pier/dock facility (if built), and stormwater systems.
- Leasing & rentals: Leases must be for at least six months, in writing, and cannot be for transient/hotel purposes. You cannot lease less than the entire home. A copy of each lease must be provided to the HOA.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. Pets must be leashed or confined, and owners must promptly remove waste. No livestock or poultry.

- Boat slips & dock: Boat slips may be assigned by the Declarant if the pier/dock is built. Slips cannot be rented separately from the lot, and boats cannot exceed 30 feet. Only lot owners can use slips.
- Assessments & fees: All lot owners pay annual assessments (uniform per lot). A working capital fee of three months' assessment is due at closing. Special assessments require 2/3 vote. Delinquent assessments become a lien.
