Seahawk Square Condominiums is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements, which are maintained by the Seahawk Square Homeowners Association. This document is the Declaration of Condominium for Phase I, which may be expanded by the developer to up to 60 total units across multiple phases.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, fixtures, appliances, and HVAC equipment). The Association maintains all common property, including structural elements, roofs, exterior surfaces, and utility infrastructure. You are responsible for interior maintenance and repairs, including doors, windows, and screens.
- Leasing & rentals: Leases must be in writing, cover the entire unit (no partial leases), and cannot be for transient, hotel, or commercial purposes. There is no minimum lease term stated. Lessees must comply with the Declaration.
- Alterations & exterior changes: No structural modifications or exterior alterations (including painting, antennas, fences, or landscaping) may be made without prior written consent of the Association.
