Lion's Gate is a townhome community in Wilmington, NC, governed by a homeowners' association (HOA). This guidebook explains the rules for homeowners, residents, and their guests, covering everything from parking and pets to use of amenities like the pool and clubhouse.
- Renting your unit: Homeowners may rent their units as long-term (LTR, typically 90–180+ days) or short-term (STR, 1–90 days). All leases must be in writing, state that renters must follow HOA rules, and a copy must be filed with the property management company. The homeowner remains fully responsible for their tenants' actions.
- Pets: No more than 2 pets per household. Dogs, cats, and birds are allowed; pets must be leashed at all times when outside, never left unattended, and waste must be cleaned up. Barking or aggressive dogs are considered a nuisance and may be reported.
- Parking & vehicles: Each unit has 2 designated parking spaces. Visitor parking requires a pass (one free per year; replacements cost $100). Prohibited vehicles include boats, campers, inoperable vehicles, and commercial vehicles. Vehicle maintenance and washing are not allowed on property.
- Architectural review: Any exterior changes (e.g., painting, deck staining, landscaping, window replacements, satellite dishes) require prior approval from the Architectural Review Committee (ARC) via an Architectural Review Form. Approved projects expire after 6 months.
- Use of amenities: The pool, tennis/pickleball courts, and clubhouse are for homeowners and their guests only. Pool hours are dawn to dusk; no lifeguard. Clubhouse rental costs $125 (one free rental per year for owners) plus a $250 refundable deposit. Quiet hours are 10pm–8am.
- Trash & maintenance responsibilities: Homeowners are responsible for interior maintenance, decks, windows, HVAC, plumbing, and electrical components. The HOA handles landscaping, roof, gutters, siding, and exterior water/sewer lines. Trash must be placed inside dumpsters; large items must be taken to the landfill.
- Signs & flags: Only U.S. and North Carolina flags may fly from the front; other flags must be in the rear (max 4x6 ft). Political signs are allowed 45 days before an election and 7 days after, max one sign of 12 sq ft. 'For sale' signs require ARC approval.
