Seacrest is a small condominium community in Kure Beach, NC, with just two residential units. You own your unit and a 50% undivided interest in the common elements, which the association maintains and insures. The declaration governs unit owners and sets rules for use, alterations, and assessments.
- What you own & maintain: You own the interior space within your unit's perimeter walls, floors, and ceilings, including finished surfaces. The association maintains the common elements (land, building structure, roofs, yards, parking, beach access walkway) and limited common elements like exterior doors, windows, decks, and HVAC components—except HVAC maintenance is your responsibility.
- Unit use & restrictions: All units are for residential use only. No obnoxious or unlawful activity is allowed. No signs, flags, or banners may be displayed publicly. No planting of shrubs or other vegetation without prior association permission. Parking is only in designated areas.
- Alterations & approvals: You must notify the association before altering your unit. Materials and methods must match existing construction. Work must not affect structural soundness. You pay all costs and indemnify the association. Structural additions or changes require prior written board approval.
- Assessments & common expenses: Each owner pays 50% of common expenses, collected at least quarterly. Unpaid assessments become a lien on the unit after 30 days. The association can levy assessments for insurance, taxes, and maintenance.
