What Park Place Condominiums's governing documents say
Park Place Condominiums is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the common areas, which are maintained by the Park Place Homeowners Association. This document is a supplemental declaration adding Phase II to the existing condominium, so it primarily describes the property, unit boundaries, and the developer's right to add future phases. It does not contain the full set of rules for owners.
- What this document covers: This is a Second Supplemental Declaration that adds Phase II (40 units) to the Park Place Condominiums. It defines the property, unit boundaries, common areas, and limited common areas (patios and storage sheds). It also reserves the developer's right to add up to 144 total units across five phases, with the option expiring January 1, 1989.
- What you own & maintain: You own your unit's interior (excluding subflooring, interior wall surfaces, and ceiling surfaces). The association maintains the exterior surfaces of doors and window frames, as well as all common areas and facilities. Limited common areas (patio and storage shed) are reserved for your unit's exclusive use.
- Parking: The property includes parking for at least one automobile per unit, and each unit owner has the right to use at least one parking space.
- Developer rights & future phases: The developer reserved the right to add up to five phases (144 total units) without owner consent, and could adjust ownership percentages in common areas for all units when adding phases. This right expired on January 1, 1989.
- What this document doesn't cover: This document does not include the full declaration's rules on leasing, pets, assessments, or other operational restrictions. Those are incorporated by reference from the original Phase I declaration and its amendments, which are not provided here.
