What Highwood Park's governing documents say
This is a collection of land records from New Hanover County, North Carolina, including a 1956 declaration withdrawing a street from public dedication and a 1956 declaration of restrictions for Pine Valley Estates, Section 2. The restrictions apply to single-family residential lots in that subdivision.
- Property use: All lots must be used for residential purposes only. Only one detached single-family dwelling (max 2.5 stories) plus a one- or two-car garage is allowed per lot.
- Setbacks & building placement: Front setback: at least 60 feet from the front street line. Side setback: at least 10 feet from adjacent property lines. For lots adjoining the Pine Valley Country Club Golf Course (lots 94-113), buildings must be at least 50 feet from the golf course line.
- Lot subdivision: No lot shown on the official plan may be re-subdivided unless the subdivided part becomes part of a whole lot and the remainder becomes part of another whole lot.
- Temporary structures & residences: No trailer, basement, tent, shack, garage, barn, or other outbuilding may be used as a residence.
- Architectural review: Building designs must be approved by the developer or a designated committee. The developer/committee has 10 days to approve or disapprove plans upon written request; if no response within 10 days, approval is not required as long as the design is in harmony with existing structures.
