- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, fixtures, appliances). The association maintains common elements (building structure, common areas) and limited common elements like balconies, exterior windows/doors, and HVAC systems serving your unit — but you pay for HVAC maintenance and repair.
- Leasing & rentals: Leases must be for six months or longer; short-term/vacation rentals (Airbnb, VRBO) are prohibited. No more than 20% of units may be owned by a single owner (other than the developer). You must notify the association if you lease your unit.
- Pets: Up to two domestic pets per unit. Non-domestic pets are not allowed. Pets causing nuisance or noise must be removed within 10 days of written notice. Pets must be leashed outside your unit, and you must clean up pet waste.
