Motts Forest is a townhome community within the larger Village at Motts Landing master-planned community in Wilmington, NC. This document is the Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that applies specifically to the Motts Forest townhome lots. It establishes a sub-association (Motts Forest Townhome Association) and sets rules for construction, use, and maintenance of townhomes, in addition to the master association's rules.
- What you own & maintain: You own your townhome lot and the dwelling. The association maintains the lawn and landscape elements on your lot, as well as common areas and limited common areas. You are responsible for exterior maintenance of the townhome itself (roof, siding, etc.), but the association may maintain certain elements like mailbox kiosks and entrance features.
- Architectural review: All exterior construction, alterations, and changes (including color) must be approved in advance by the Motts Forest Architectural Review Committee (MFARC) or the Declarant. Approval is based on harmony of design and location. If not approved within 30 days, plans are deemed rejected. You can appeal a disapproval to the Executive Board.

- Parking & vehicles: No trucks over 1-ton capacity, boats, campers, trailers, or similar vehicles may be parked overnight on streets or lots unless stored in an enclosed garage and not visible. No junk or unlicensed vehicles. Street parking is subject to board policy.
- Assessments & fees: All owners pay base assessments, special assessments (approved by majority vote), insurance assessments, and a $250 working capital assessment at initial purchase. A $125 transfer fee is due upon resale (with some exemptions). Assessments are a lien on the lot if unpaid.
