What The Marshes at River's Edge HOA's governing documents say
The Marshes at River's Edge is a condominium community in Wilmington, NC. These rules apply to all unit owners, occupants, and renters, and cover maintenance responsibilities, personalization of outdoor areas, parking, pets, noise, and more.
- Insurance requirements: Unit owners must carry an HO6 policy and provide the declaration page to BAM by the last day of February each year. Owners who rent must ensure their tenants have renters' insurance. Failure may result in fines or personal liability.
- What you own & maintain: Unit owners are responsible for maintaining their unit, limited common elements (e.g., porches, storm doors, windows, HVAC), and any equipment serving only their unit. Owners are liable for damage to other units caused by their or their occupants' acts or omissions.
- Personalization & decorations: Limited personalization is allowed: front/porch door wreaths, two flower pots near doors, plantings in beds below second-bedroom windows (first-floor units), and one small garden flag, one small sculpture (max 12"), and one shepherd's hook per entryway. All decorations must be free of advertising, foul or derogatory symbols/language. Board may require removal of inappropriate items.
- Parking & vehicles: Only motorcycles, passenger cars, and trucks under ¼ ton are allowed. Vehicles must display a Marshes parking permit. Unregistered or broken-down vehicles, RVs, boats, campers, and trailers are prohibited. No parking on landscaped areas, in front of dumpsters, or in turnaround areas. No vehicle maintenance or washing on property.
- Pets: Up to three dogs or cats (or other household pets) are allowed, but not for commercial purposes. Pets must be leashed off premises; owners must clean up waste (city fine of $250 per occurrence). Walking pets within 5 feet of HVAC units is prohibited.
- Noise & conduct: Radios, TVs, and other devices must not be louder than normal conversation level with doors/windows open. Loud noises must be avoided, especially between 11:00 p.m. and 8:00 a.m. Unit owners are responsible for the actions of dependents, guests, and renters.
- Outdoor grilling: Only electric grills are allowed on interior porches. Non-gas grills (charcoal, hibachi, wood) may be used in common areas at least 10 feet from any structure. Grills must be monitored, and ashes must be cooled and disposed of in metal containers only.
- What this document doesn't cover: This document does not cover assessments, leasing restrictions (beyond owner responsibility for renters' insurance), age restrictions, or architectural review procedures beyond storm door and planting approvals.
