What Oak Ridge's governing documents say
Oak Ridge is a single-family home subdivision in Wilmington, NC. These covenants run with the land and bind all current and future lot owners. The document covers land use, maintenance responsibilities, party walls, and other restrictions.
- Land use & building type: Lots may be used only for residential purposes. No temporary structures, trailers, manufactured homes, tents, or outbuildings may be used as a residence.
- Exterior maintenance: Each lot owner is responsible for all exterior maintenance, including roofs, gutters, exterior surfaces, trees, shrubs, grass, walks, and other improvements.
- Party walls: Walls built on lot dividing lines are party walls. Repair and maintenance costs are shared in proportion to use. If a wall is destroyed, any owner who used it may restore it, and others who later use it must contribute proportionally. Negligent owners bear full cost of weatherproofing. Disputes go to arbitration.
- Nuisances: No noxious or offensive activity is allowed, nor anything that may become an annoyance or nuisance to the neighborhood.
- Cross driveways: Each lot owner may use driveways connected to their lot for ingress/egress. Parking on another lot is not allowed except where a common driveway requires crossing to reach a parking space.
- Livestock & poultry: No animals, livestock, or poultry may be raised, bred, or kept except dogs, cats, or other household pets, provided they are not kept for commercial purposes.
- Fences & signs: Fences between the front building line and street may not exceed 3 feet in height; elsewhere, up to 6 feet. Corner lots have additional restrictions. Signs visible from the public view are limited to one professional sign (1 sq ft), one sale/rent sign (3 sq ft), or builder signs during construction.
- Garbage & refuse: No dumping of rubbish. Trash and garbage must be kept in sanitary containers. Incinerators must be kept clean. Owners must comply with city regulations.
