Barnards Creek Yacht Club is a marine-oriented storage condominium in Wilmington, NC — you own a storage unit (not a residence) and share common elements. The community is designed for boat, vehicle, and equipment storage, with a clubhouse and parking. Units cannot be used for living purposes; they are for storage only.
- What you own & maintain: You own a storage unit (Phase I units range from 432 to 700 sq ft) and an undivided 1/89 interest in common elements. The association maintains exteriors, roofs, and common areas; you are responsible for your stored property and must insure it yourself.
- Permitted use: Units may be used for storage purposes only — no residential occupancy, no animals, and no noxious activities. Units cannot be subdivided, but adjoining units may be used jointly with board approval.
- Leasing & rentals: Leases must be for at least six months. Owners may delegate their common element rights to tenants. The association has a right of first refusal if an owner wants to sell a unit.
- Pets: No animals of any kind may be kept in any unit.
- Architectural review: No exterior changes (including paint, signs, antennas, or satellite dishes) may be made without prior written approval from the executive board. Exterior color changes require a two-thirds owner vote.
- Assessments & fees: Annual assessments are levied per unit at a uniform rate. The initial maximum annual assessment was $553 (prorated for the first year). Assessments may increase up to 15% per year without a vote; unlimited increases require a two-thirds vote. Delinquent assessments accrue interest up to 18% and become a lien.
- Parking & vehicles: No designated parking for Phase I; parking is first-come, first-served in common area spaces. The board may adopt parking rules. Boats, RVs, and vehicles are stored in units, not in parking areas.
