Lake Renaissance is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). All lots are for residential use only, and owners must comply with detailed rules on property maintenance, parking, pets, and architectural standards.
- Lot use & restrictions: Lots may only be used for residential purposes; no business, commercial, or professional activities are allowed. The developer reserves the right to convert lots to multi-family use.
- Architectural review: All building designs, construction materials, and exterior colors must be approved in writing by the developer or association. Approval is deemed granted if not acted upon within 10 days.
- Maintenance & upkeep: Owners must keep their lot neat and tidy, maintain the exterior of buildings, and promptly clean oil stains. The association may perform maintenance at the owner's expense if they fail to comply.
- Parking & vehicles: Resident vehicles must be parked in driveways or garages; no parking on lawns, roadways, or common areas. Maximum of 3 permanent vehicles per residence. Inoperable vehicles, tractor-trailers, and vehicle repairs lasting more than one day are prohibited. Boats, RVs, and trailers must be stored in the garage.
- Pets: No more than 2 household pets per lot. Pets must be leashed when outside a fenced area, and owners must remove pet debris. No animals may be raised or bred for commercial purposes.
- Landscaping & irrigation: Front and side yards are maintained by the association to create a uniform 'village' effect. Owners may not alter landscaping provided by the developer or association. A central irrigation system is owned and operated by the association; owners may install their own backyard system using municipal water only.
- Assessments & fees: Annual assessments are set by the board and may increase up to 10% per year without member vote; larger increases require 2/3 vote. Special assessments for capital improvements also require 2/3 vote. Assessments are due quarterly, bear 14% annual interest if late, and become a lien on the lot.
- Other restrictions: No fencing without written approval. White window treatments must be installed in front and side windows. No exterior antennas or satellite dishes without permission. Clotheslines and fuel tanks require approval and must be screened from view. No 'For Sale' or 'For Rent' signs except by developer.
