Addenbury and Glennburn at Addenbury is a planned community of single-family homes in Wilmington, NC, governed by a homeowners' association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners, residents, and their guests.
- What you own & maintain: You own your lot and the dwelling on it. You must maintain your lot (lawn, shrubs, structures) and keep it free of weeds and debris. The HOA maintains common elements like roads, stormwater ponds, and amenities.
- Architectural review: Any new construction, exterior changes (including painting), fences, or other structures require prior written approval from the Declarant or later the HOA's Architectural Control Committee. Plans are reviewed for harmony of design and location.
- Minimum dwelling size: Each single-family home must have at least 2,400 square feet of enclosed, heated living area (excluding garages, decks, and porches).
- Leasing & rentals: Leases must be for at least one year. All leases must include a clause requiring the tenant to follow the CC&Rs and HOA rules. The owner is liable for tenant violations.
- Pets & animals: Only household pets (dogs, cats, etc.) are allowed, not for commercial purposes. Pets must be leashed and not become a nuisance. No livestock or poultry.
- Parking & vehicles: Each lot must provide off-street parking for at least two cars. Boats, campers, trailers, inoperable vehicles, and vehicles without current registration/insurance are not allowed on lots or streets without HOA consent. Vehicle repairs visible from the street are prohibited.
- Stormwater & built-upon area limits: Maximum built-upon area (structures, pavement, etc.) per lot: 5,000 sq ft for Glennburn lots (1–7) and 5,250 sq ft for Addenbury lots (8–17). Runoff must drain into the permitted stormwater system.
- Assessments & fees: Annual assessments fund common area maintenance, insurance, and operations. Special assessments require 2/3 owner vote. A $200 working capital fee is due at purchase. Unpaid assessments become a lien on the lot.
