No pre-manufactured homes, trailers, or temporary structures (except contractor shelters during construction). No illegal, noxious, or offensive activities. No subdivision of lots without developer consent.
- Pets: Only domesticated pet dogs, cats, and birds are allowed.
- Signs: Only a temporary 'For Sale' sign (max 6 sq ft) or a property/owner identification sign (max 2 sq ft) is permitted.
- Architectural review: All structures (dwellings, fences, walls, mail receptacles, etc.) and any grading or alteration of the lot require prior written approval from the Declarant (or its assignee). Approval may be based on any ground, including aesthetics. Minimum dwelling size: 1,800 sq ft of enclosed area (excluding garages, decks, porches). Maximum height: 2.5 stories. Materials: wood, stone, brick veneer, tiles, stucco, or concrete and stucco.
- Parking & vehicles: Each lot must have off-street parking for at least 3 cars, constructed of asphalt, concrete, or approved material. Unsightly, inoperative, stripped, or junked vehicles, boats, trailers, or utility trailers cannot be stored on the property. Boats, boat trailers, and RVs must be stored behind the rear of the house.
- Garbage & fuel tanks: Garbage receptacles must be screened from view or underground. Fuel tanks must be inside the dwelling, an accessory building, screened, or buried.
- Assessments & fees: The association levies annual and special assessments on all lots at a uniform rate, collected quarterly. Annual assessments can increase up to 10% per year without member vote; larger increases or special assessments require a 2/3 vote of members. Unpaid assessments accrue 10% annual interest and become a lien on the lot.
