Hidden Hills is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). All lots are for single-family residential use only, and owners must comply with detailed architectural, landscaping, and use restrictions.
- Architectural review & construction standards: All exterior construction, additions, or alterations require prior written approval from the Declarant or its architectural committee. Minimum home size is 2,400 heated square feet, two stories, with a metal roof. Exterior materials are limited to conventional frame, wood siding, or brick. No slab foundations without Declarant consent.
- Leasing & rentals: Leases must be for at least 12 consecutive months. Short-term rentals are prohibited. All leases must comply with HOA rules.
- Pets & animals: Only dogs, cats, or other household pets are allowed, not for commercial purposes. They must be leashed at all times, and owners must immediately remove waste from common areas and other lots.
- Parking & vehicles: No boats, campers, trailers, recreational vehicles, or tractor-trailer trucks may remain on any lot without HOA or Declarant consent. No inoperable vehicles on blocks.
- Landscaping & maintenance: Owners must keep lots clean and well-maintained. Landscaping must be in place within 30 days of certificate of occupancy. No large trees or natural foliage may be removed without Declarant approval.
- Fences & structures: Fences, walls, or hedges over 5 feet tall are prohibited without Declarant consent. No chain link or wire fences. No above-ground pools. No metal storage buildings. Basketball goals not allowed in driveways.
- Stormwater & conservation: Each lot has a maximum impervious area (see Exhibit A). A 30-foot vegetated buffer must be maintained between impervious areas and surface waters. Conservation areas must remain undisturbed; no filling, grading, or vegetation removal.
- Assessments & fees: Annual and special assessments are levied uniformly per lot. Assessments are a lien on the property. Delinquent assessments accrue 14% annual interest. The Declarant is exempt from assessments on its own lots.
