- What you own & maintain: You own your lot and dwelling. The association maintains common areas (e.g., streets, docking facility) and limited common areas shown on the plat. You must keep your lot free of unsightly growth; if you don't, the association may enter and charge you after 30 days' notice.
- Architectural review: All exterior changes (including painting, fences, landscaping) require written approval from the Declarant or later the Architectural Control Committee. Plans are deemed approved if not acted on within 30 days. Minimum house size is 2,500 sq ft of heated area; no garage apartments; fences no more than 6 ft tall and set back at least 15 ft from the front of the house.
- Parking & vehicles: Each lot must provide off-street parking for at least 2 cars, surfaced with concrete, asphalt, brick, or turf stone. No boats, campers, trailers, or inoperable vehicles may be kept on lots or streets without written consent. Vehicle repairs must be in garages or out of street view.
- Pets & animals: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and not become a nuisance. No livestock or poultry.
- Leasing & rentals: The document does not restrict lease terms or require association approval for rentals. However, all tenants must comply with the declaration.
