Echo Ridge is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictive Covenants that runs with the land until 2035. These rules bind all lot owners and are enforced by the lot owners or a homeowners association.
- Land use & building type: Lots are for single-family residential use only, with no more than one residence per lot. No temporary buildings, outbuildings, or utility buildings without written committee approval. Garages must be part of the residence.
- Minimum house size: One-story buildings must have at least 1,200 sq ft of fully enclosed first floor area (excluding carport, garage, open porches). Two-story buildings need at least 780 sq ft on the first floor. No building over 2.5 stories.
- Impervious surface limit: The built-upon area per lot (including structures, pavement, walkways, patios of brick/stone/slate, but not wood decking) is limited to an average of 1,970 sq ft per lot, per a stormwater permit. No filling or piping of swales.
- Architectural review: All buildings, walls, structures, and exterior alterations require prior written approval from a committee, which may deny plans for any reason including aesthetics. If no committee exists or no decision within 60 days, approval is not required.
- Vehicles & parking: No trucks (except one-ton pickups and similar vans), motor homes, or mobile homes may be stored or parked on lots unless in a closed garage, nor on streets unless actively transporting. All parking must be on a paved driveway; each lot must have off-street parking for at least two cars (including garage).
- Fences & landscaping: Boundary fences or walls cannot exceed 8 ft high; boundary hedges/shrubbery also limited to 8 ft, except along the rear property line. No fence may be built nearer the front lot line than the front corner of the residence. All fences require prior written committee approval. Rear fences are maintained by the lot owner.
- Nuisances & maintenance: No farm animals, clotheslines (unless screened), or signs (except standard real estate 'For Sale' signs) without committee approval. Weeds, underbrush, refuse, unused vehicles, and unsightly objects are prohibited. The subdivider or committee may enter and remove violations at owner expense, creating a lien.
- Exterior materials & roofs: Exteriors must be conventional frame, wood, vinyl, masonite hardboard, brick, or stone. Exposed foundations must be brick, stone, or stucco. Minimum roof pitch is 4/12.
