This declaration of covenants, conditions, and restrictions (CC&Rs) binds all lot owners and their tenants, and covers property rights, assessments, use restrictions, and architectural control.
- What you own & maintain: You own your lot and dwelling. The association maintains common areas (e.g., private roads, stormwater ponds) and limited common areas (exteriors of dwellings, yards outside privacy fences). You are responsible for interior maintenance and areas inside privacy fences.
- Assessments & fees: Annual assessments are set by the board and can increase up to 5% per year without a member vote; increases above 5% require a 2/3 vote. The board may set the annual assessment up to $850 per lot without member vote. Special assessments for capital improvements require 2/3 member approval. Boats, campers, trailers, inoperable vehicles, and vehicles without current registration/insurance are prohibited on lots or streets. Vehicle repairs must be in garages, not visible from the street.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed or controlled and not become a nuisance. No livestock or poultry.
