Bradley Creek East is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land for 45-year terms. These rules bind all lot owners and are enforced by the developer (Grathwol) or other owners, not by a homeowners association.
- Architectural review & minimum house size: No building, fence, or grade change is allowed without written approval from Grathwol, who may refuse for any aesthetic or environmental reason. Each house must have at least 2,000 square feet of enclosed dwelling area (excluding garages, decks, porches).
- Setbacks & location: Houses must be at least 50 feet from the street and 25 feet from side lot lines. No specific front setback is fixed; Grathwol controls site location to protect privacy, views, and trees.
