Southern Oaks @ Bradley Creek is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). - Parking & vehicles: Off-street parking must be provided. No parking on streets or yards. Boats, jet skis, and trailers must be stored in an enclosed garage or out of sight. Inoperable or wrecked vehicles may not remain on a lot outside an enclosed structure.
- Pets & nuisances: Customary household pets are allowed but not for commercial purposes, and must comply with county ordinances and leash laws. No domesticated farm animals or fowl. No hunting. No noxious, offensive, or illegal activity; no burning of trash or debris.
- Stormwater & impervious surfaces: Maximum built-upon area per lot is 4,500 square feet (includes structures, asphalt, concrete, gravel, etc., but not raised wood decking or pool water surface). Drainage must flow into the permitted stormwater system; swales may not be filled or piped without consent.
- Signs & antennae: Only one residential name/address sign (design approved by Declarant), one construction-period contractor sign, and one 'For Sale' or 'For Rent' sign (max 2 ft x 3 ft) per lot are allowed. No satellite dishes over 19 inches or external antennas without approval.
