Arrondale Subdivision is a single-family home community in Wilmington, NC. These restrictions apply to all lot owners and are designed to maintain the residential character and appearance of the neighborhood.
- Residential use only: All lots are for single-family residential purposes only. No house trailers, mobile homes, travel trailers, tents, or temporary structures may be used as residences.
- Architectural review: Building plans, site locations, and landscaping plans (including irrigation and sodding) must be approved by the developer before construction. A plot plan is required. The developer also controls approval of fences, storage buildings, and satellite dishes (no satellite dishes allowed).
- Minimum home size: Residences must have at least 900 square feet of heated floor space, excluding porches, steps, garages, carports, and storage areas. The developer may allow up to 10% less if the home fits the development.
- Impervious surface limit: No more than 4,300 square feet of any lot may be covered by structures or paved surfaces (including walkways, driveways, patios). This is to comply with stormwater regulations.
- Exterior materials: Exteriors must be conventional frame, brick, wood, clay brick, stucco, or vinyl. Concrete block, concrete brick, asbestos siding, aluminum siding, cinder block, and tar paper composition are prohibited.
- Parking & vehicles: Each lot must have a concrete driveway and off-street parking for at least two cars. Unsightly, inoperative, or unlicensed cars cannot be kept on the property. Boats must not be visible from the street.
- Pets & animals: No domesticated farm animals or fowls are allowed. Kennels or pet facilities cannot be located in front or side yards. Yards must be maintained; unsightly conditions must be cleaned up at owner's expense.
- Other restrictions: No yard sales, garage sales, or clotheslines. No advertising signs except one small 'For Sale' sign per improved lot. Fuel tanks must be hidden. Garbage receptacles must be kept out of sight except on pickup days. Mailboxes and paper boxes must be on a single post and approved by the developer.
