- What you own & maintain: You own the interior of your unit (walls, floors, windows, doors, HVAC, and utility lines serving only your unit). The association maintains the common elements (foundations, roof, exterior walls, hallways, stairs, parking areas, swimming pools, and utility lines serving multiple units). Decks/porches and storage spaces are limited common elements for your exclusive use.
- Leasing & rentals: Units may be rented, but no lease term is specified in this document. All units must be used for single-family residential purposes only — no transient hotel or commercial use.
- Pets: This document does not address pets. The board may adopt rules and regulations regarding pets.
- Architectural review & alterations: No structural modifications or exterior alterations (including painting, antennas, signs, or changes to the building's appearance) are allowed without written board consent.
